The process of selling the house creates a question that cannot be answered until the sale agreement has been signed and the deposit check has been handed over. What will the selling price be?
In my experience, while you can’t know what your house will sell for, there is much that can be done to affect other people’s perceptions of its attractiveness and the value. Playing these factors against market conditions is the best approach to prepare a house for sale.
The other factor is marketing. How your house is presented on the market can be a major factor in feeling confident that you got the best price for it.
Here are some questions that I frequently got from my listing clients.

– This is a great question and my answer varies in degree depending on current market conditions, the type and condition of the home and the budget that we are working with. I personally don’t see the value of putting a dollar into the home if we can’t realize the dollar on the final sale. That being said, here are a few suggestions that I offer:
- Fresh paint
- New carpet and/or refinished hardwood
- New hardware on kitchen cabinets
- Remove builder light fixtures and replace with trendier ones
- Remove builder door knobs and hinges and replace with nickel or iron
- Have house professionally cleaned
- Declutter and declutter
